Previous-Owner Property Search - July 2026

Find properties a party previously sold by matching their name with the new previousOwner.fullName search criterion.

July 2026

The Property Search API now supports searching for properties by a previous owner's name. Match on the party that sold a property with the new previousOwner.fullName criterion, so you can research a fix-and-flip investor by what they have sold rather than by what they currently own.

What's new

Previous-owner matching with previousOwner.fullName. You can now find properties a given party sold by matching their name against the seller of record on the property's past sales. This is the criterion to reach for when you track an investor, a builder, or any counterparty by their disposition activity rather than their current holdings. Owner-name search continues to answer the other question, which is what a party owns today.

Exact-match operators only. previousOwner.fullName supports equals, inList, notInList, and matches. Matching is case-insensitive. All four match on the complete stored name, so a single word or partial name does not match. Used with a single name, matches behaves identically to equals. The tokenized containsWords operator used for current-owner name search is not available here, and neither are contains, startsWith, or endsWith.

How it works

Supply the party's name as it appears on the transaction. Because there is no tokenized or partial matching on this field, exact spelling matters. If you are unsure of the stored form of an entity name or its suffix, pass several variants with inList rather than guessing a single one. Supplying more than one name to matches returns nothing, so use inList to match any of several names. Combine the criterion with a location query or any other search criteria in the usual way.

One limitation to plan around: the criterion matches the seller of record on a property's two most recent sales. It does not search a property's full ownership or transaction history, so a flip that happened three or more transactions ago will not match. If you need everything a party has ever transacted, use Investor Profile instead.

Example

Find properties in Phoenix that a given investor previously sold:

{
"searchCriteria": {
"query": "Phoenix, AZ",
"previousOwner": {
"fullName": { "equals": "Sunrise Property Group LLC" }
}
},
"options": {
"take": 10
}
}

Billing

Previous-owner search is billed on the existing property-data meter. A returned property record consumes property-data quota as usual, and there is no separate charge for the match.
