Understanding Your BatchData Property Skip Trace Results

When your skip tracing order is complete, Property Skip Trace provides you with an Excel file containing the most accurate and up-to-date contact information for the property addresses you submitted.

This guide explains each section and field in your results file, so you can interpret and use the data effectively.

The output file is organized into four distinct sections, in the order they appear:

  1. Preserved Input Fields (Original Data)

  2. Input Fields

  3. Basic Output Fields

  4. Advanced Skip Trace Fields


1. Preserved Input Fields (Original Data)

To ensure data integrity, your output file includes all columns from the original uploaded file, even those that were not used for matching (e.g., internal notes, ID numbers).

  • Location: These columns appear at the very beginning of the output file.

  • Column Name: The original column headers and data are kept intact.

Example: If your original file contained a column named Internal_Ref_ID, it will appear in the output file with the exact same name and data.


2. Input Fields

These fields reflect the data that you mapped for BatchData to match. They are included for easy reference and are all prefixed with "Input Data".

A. Mandatory Input Fields (Property Location)

The following fields were required to process your skip trace order:

  • Input Data: Property Address

  • Input Data: Property City

  • Input Data: Property State

  • Input Data: Property Zip

B. Optional Input Fields (Owner & Mailing Details)

The following fields were optional to process your skip trace order:

  • Input Data: First Name and/or Last Name

  • Input Data: Mailing Address

  • Input Data: Mailing City

  • Input Data: Mailing State

  • Input Data: Mailing Zip


3. Basic Output Fields

These are the main data points most users focus on. They summarize the contact and address details for each property owner.

The address of the property related to your search or file input.

First Name / Last Name

Skiptrace:property.owner.name.first / last

Property owner’s name components as identified by the Assessor's Office.

Mailing Address / City / State / Zip

Skiptrace:mailingAddress.street

Skiptrace:mailingAddress.city

Skiptrace:mailingAddress.state

Skiptrace:mailingAddress.zip

The owner's mailing address as identified by the skip trace algorithm.

Phone 1–5

Skiptrace:phoneNumbers.0-4.number

Up to five phone numbers found for the owner, sorted (in descending order) by likelihood of being correct.

Phone 1–5 TYPE

Skiptrace:phoneNumbers.0-4.type

Indicates if the number is a mobile or landline.

Phone 1–5 DNC

Skiptrace:phoneNumbers.0-4.dnc

Indicates if the number appears on the National Do Not Call (DNC) Registry. Always review this before contacting.


4. Advanced Skip Trace Fields

Below are the deeper data points that provide insights into match quality and validation, as well as additional feedback into contact scoring.

Identity & Matching

Field Name

Skiptrace:meta.matched

Indicates whether the submitted record was successfully matched to a known identity.

Skiptrace:name.first / middle / last

The person's name as identified by the skip trace algorithm.

Skiptrace:litigator / Skiptrace:dnc.tcpa

Flags indicating if the person is a known TCPA litigator or contact-restricted.

Skiptrace:death.deceased

'True' if the individual is confirmed to be deceased.

Email Information

Field Name

Description

Skiptrace:emails.0–2.email

Up to three email addresses found for the owner.

Skiptrace:emails.0–2.tested

Indicates if the email address has been validated and is unlikely to bounce.


Phone Details

Each phone record (e.g., Skiptrace:phoneNumbers.0-4) includes:

  • number: The 10-digit phone number.

  • carrier: The phone service provider (e.g., Verizon).

  • type: Landline or Mobile.

  • tested: If a call was successfully connected for at least 6 seconds.

  • reachable: If the number was reached within the last 3 months.

  • score: Ranking score, showing the likelihood of reachability (the higher the score, the more likely the phone number is correct).

  • lastReportedDate: The most recent date the number was associated with the owner.

  • dnc: A flag indicating whether the phone number is on the National Do Not Call (DNC) Registry.


Address Verification

Field Name

Description

Skiptrace:property.address.addressValidity

Validity status of the property address (Valid, Invalid, or Partially Valid).

Skiptrace:property.address.county

County in which the property is located.

Skiptrace:property.owner.mailingAddress.*

Verified owner mailing address details.


How to Use This Data

  • Outreach: Use the Phone and Email fields for contact, prioritizing the highest-ranked and validated contacts.

  • Compliance: Review DNC flags before outreach to ensure compliance.

  • Quality Check: Compare your Input Data with the skip trace results to measure match quality and enrichment accuracy.

  • Ensure Compliance: Refer to the 'Litigator' flag to avoid contacting individuals on TCPA litigator lists and mitigate legal risk.
